Bats

Bats are unique as the only mammals capable of true flight. Contrary to popular belief, they have good eyesight. Canada has nineteen species of bat and two of those commonly roost in attics, they are little brown bat and the big brown bat. Bats can take advantage of extremely small cracks and gaps in a building. Any area slightly larger than a dime is a potential entry area. Successfully solving a bat problem requires a well-trained professional, solid understanding of bat biology, and meticulous bat proofing of the building against re-infestation.

Procedure

Each bat procedure begins with a thorough inspection to the building by a qualified technician to determine where the bats are coming in and what needs to be done to bat proof the house. The entire building is inspected on an inch-by-inch basis. With bats nothing is left to chance. Once the required outside work has been determined an attic inspection is done to determine the size of the colony and the amount of guano in the attic. In some cases the guano must be removed and the attic reinsulated. Often the size of the colony can't be determined because the roost may be in a wall or some other inaccessible area. Bat proofing involves caulking all wall/soffit joints with  high quality silicone. Larger gaps that can not be caulked are closed with fine steel screen. All roof/soffit intersections, roof vents, plumbing mats, and chimney should be screened as well. In situations where roof/fascia gap is an issue it is screened or sealed with steel drip guard. Once the bat exclusion work is complete, we begin the removal process.


When performing a bat removal procedure we need to be aware of bat biology. In winter for example, a complete removal is biologically impossible because the bats are hibernating. We install bat one-doors at this time but they must remain in place until at least mid- May when the bats are active. Here we have a brief window that lasts until mid-June when the bats have their pups. Throughout the month of June and most of July we do not install one-way doors because this will kill the bat pups that are not yet leaving the maternal colony. Baby bats  develop quickly.  By the end of July the majority of pups are foraging for insects outside.  August and September are peak months for bat activity and biologically the simplest time to do removals. As the nights begin to cool towards mid October bats begin to hibernate. We install one-way doors at this point but they will remain until the following spring.

Bat infestations can cause costly damage to your home and the risk to your health increases over time:

  • 3-5% of bats found in homes test positive for rabies. Bats have very small teeth so bites may go undetected
  • Bat guano has been linked to histoplasmosis, a very serious lung infection
  • Bat guano raises moisture content in the attic which encourages wood-rot
  • Bats can damage heating/cooling systems in the attic
  • Guano and urine builds up over time, causing odours and attracting insects
